Do I need Planning Permission?

Outbuildings are considered to be Permitted Development (not requiring an application for Planning Permission), provided all the below conditions are met;

  • Outbuildings must be single storey with a maximum eaves height of 2.5m and maximum overall height of 4m with a dual pitched roof, or 3m in any other case. If the outbuilding is within 2m of the property boundary, then the overall height should not exceed 2.5m.
  • Raised platforms such as decking are permitted development provided they are no higher than 300mm.
  • Outbuildings must not exceed 50% of the total area of land around the original house. Sheds, other outbuildings and extensions to the original house* must be included when calculating this 50% limit.
  • The new building must not itself be a separate, self-contained, living accommodation and must not have a microwave antenna.
  • On designated land**, the total area to be covered by any outbuildings more than 20m from the house must not exceed 10m2.

The following are not considered to be Permitted Development.

  • On designated land, outbuildings to the side of the house are not Permitted Development.
  • Outbuildings are not Permitted Development within the grounds of a Listed Building.
  • Outbuildings are not Permitted Development forward of the principal elevation of the original house.

* The term ‘original house’ means the house as it was first built or as it stood on 1 July 1948 (if it was built before that date).

** ‘Designated land’ includes National Parks and the Broads, Areas of Outstanding Natural Beauty, Conservation Areas and World Heritage Sites.

Note – The Permitted Development allowances described here apply to houses only. For developments linked to flats, maisonettes or other buildings, specific requirements will need to be discussed with the relevant Planning Authority.

Huxmar is a simple name derived from our two West Highland terriers Huxley and Marley.

Similar to the way that Alison and I started Smailes Construction, we felt that we needed a name that was recognised from within the industry and the area we’ve grown up in. So, it’s with the same passion and enthusiasm that we decided to launch the Huxmar business and brand. Hopefully, our dogs will create the same lasting impression!

When we set up the construction business in 2012, it was with the intention of improving the culture of an industry and encourage new ways of thinking, both creatively and practically, to ensure that we deliver true value to our customers in an open and honest way, using a collaborative approach from the outset.

This is exactly what we will do with Huxmar. We will bring quality of service, combined with excellent value, at a competitive level.
